Our multi-disciplined team performs assessments of existing buildings to diagnose performance issues and the cause of leaks and structural damage. Next, we provide repair scopes and design documents to effectively repair buildings. Then, we provide bidding and pre-construction services, work closely with contractors, and provide contract administration to guide owners through the repair process. We specialize in residential and commercial building envelope work ranging from apartments and condominiums, commercial, to high end residential.

Job Description

We are seeking a full time Design Associate to assist our existing staff of architects, engineers, and field inspectors during the repair process of buildings that are not performing properly. Nearly all our work relates to the assessment of the building enclosure and repairs caused from water damage.

Responsibilities:

  • Supports and communicates with the Client, Contractor and Project Manager to understand the needs of the project and how to document the necessary steps
  • Prepare construction documents including; cover sheet, roof plans, elevations, building sections and details
  • Review existing documents, site photos or visit site to determine site conditions and weatherproofing requirements
  • Prepare specifications for products used on projects
  • Prepare RFI’s, submittals, ASI’s and Addendums with the help and direction of Project Managers
  • Manages hourly goals and project budgets
  • Submit construction documents to the city for permitting and address any requested changes
  • Handle 4-8 projects at a time

Qualifications:

  • Proficient in AutoCAD. Experience in 3D modeling is a plus
  • Experience communicating over video conferencing technologies like Microsoft Teams and Zoom
  • Mandatory computer skills and fluent in MS Office and 365 applications
  • Positive attitude: motivation to learn; takes ownership in work product
  • Hands on construction experience is preferred (especially with building exteriors: siding, roofing, window installation, etc.)
  • Knowledge of wood framed construction assemblies
  • Knowledge, experience, or a desire to research and learn roofing, cladding and other exterior building assembly detailing
  • Knowledge and experience with assembling complete drawings sets for permit/construction, including site plan, building elevations, floor plans, sections, and details
  • Degree and/or license in architecture, engineering or related field is a plus

J2 Building Consultants, Inc. is seeking a full time Licensed Architect to join our existing staff of architects, engineers and field inspectors during the assessment, design and repair process of buildings that are not properly performing.

Responsibilities:

  • Perform field observations and inspections to document existing conditions
  • Research codes, industry standards and manufactures documents
  • Collaborate with in-house engineers and construction specialists
  • Direct the design and preparation of construction documents
  • Develop value engineering solutions
  • Lead meetings and administer the construction contract during repairs
  • Communicate effectively throughout the process
  • Give the team a high five for a job well done!

Qualifications:

  • A minimum of 5 years professional experience in architecture
  • Currently licensed in WA and/or NCARB; able to be licensed in WA, OR and UT within 6 months
  • Building Enclosure specific experience (knowledge of siding, roofing, weather-resistive barriers (WRB), flashings, waterproof membranes, etc.)
  • Authoritative, but humble. Determined, but flexible. Practical, but quirky (you are an architect after all!)
  • Construction experience preferred, but not required

Job Description:

We are seeking a skilled Professional Engineer (with emphasis on Structural experience) for immediate full-time hire to join our powerhouse team in Washington, Oregon, or Utah.

J2 is a fun, fast paced environment of like-minded professionals looking to make a difference in building owners’ and managers’ lives by restoring their damaged buildings. We specialize in residential and commercial building envelope work ranging from apartments and condominiums, commercial, to high end residential.

Responsibilities 

  • Perform site inspections to determine as-built conditions and identify structural deficiencies
  • Provide temporary shoring recommendations
  • Perform gravity and lateral load calculations to analyze exiting conditions and/or for new designs
  • Develop framing plans, structural details, reports, and other technical documentation
  • Provide guidance to the drafting/design team and EIT’s
  • Establish testing and/or monitoring plans
  • Coordinate with subconsultants
  • Monitor repairs and assist with Contract Administration

Qualifications 

  • Professional Engineer License in Washington, Oregon, or Utah (or ability to quickly obtain license preferred).
  • Experience in Structural Engineering strongly preferred.
  • Experience in wood, concrete and steel design/calculations
  • Experience in forensic analysis preferred
  • Hands-on construction experience preferred
  • Knowledge of siding, roofing, weather-resistive barriers (WRB), flashings, waterproof membranes and other weatherization detailing preferred

Job Description:

We are seeking skilled Project Managers for immediate full-time hire to join our powerhouse team in Washington, Oregon, or Utah.

The qualified individual will join our team of professionals and will provide inspections, design and construction administration during the repair process of buildings that are not performing properly. Nearly all our work relates to the assessment of the building enclosure and repairs caused from water damage.

Our Project Managers are the main point of contact for our client to ask questions about their building repair project, managing contractors and other partners on the job, performing building envelope investigations, making presentations to the HOA board of directors, and supervising repairs to ensure quality workmanship.

Applicants must be self-motivated, willing to learn, have a strong work ethic, possess a customer service attitude and be able to perform the following job requirements;

Responsibilities:

  • Inspection of residential and commercial buildings. This may involve ladders, man lifts, scaffoldings, roof and crawlspace access
  • Knowledge of siding, roofing, weather-resistive barriers (WRB), flashings, waterproof membranes, etc.
  • Knowledge of wood framed construction assembly details
  • Proficiency in reading and understanding construction documents (plan and specifications)
  • Coordinate site inspections with building occupants, sub-consultants, contractors, and other related professionals
  • Document observed conditions (comprehensive field notes and photographs)
  • Draft summary reports of observations and findings
  • Develop a written Scope of Repair, solicit and facilitate bidding by qualified contractors of the approved Scope of Repair
  • Evaluate the received bids for responsiveness and make recommendations to the Client
  • Carry out periodic inspections and documentation of the ongoing repair work
  • Issue construction field directives for out-of-scope work, unforeseen conditions or to clarify the project design and specifications
  • Participate in and/or lead out project meetings
  • Communicate with clients and other design, insurance, surety, and legal professionals
  • Review and evaluate change order proposals and contractor's pay applications
  • Preparation and presentation of spreadsheets, graphical charts, reports and other written documents.

Qualifications:

  • Degree and/or license in architecture, engineering or construction management is a plus
  • Experience in construction field preferred
  • Experience as a building envelope consulting project manager preferred, but not required
  • Mandatory computer skills and knowledge of basic MS Office products
  • Hand’s-on roofing, siding, and other carpentry experience is a plus
