MOLD INSPECTION & ASSESSMENT Exposure to mold is a concern to homeowners and commercial building owners alike. At J2 Building Consultants, our trained professionals are certified in mold inspection and assessment.
We take our Clients’ mold concerns very seriously. Individual sensitivities vary significantly from one person to the next; what might trigger an allergic response for one, may not affect another. Reactions to mold spores depend on the person, the type of mold, and the amount present in a building. Some individuals are extremely sensitive to the effects of mold, such as those with allergies, asthma, pulmonary conditions, and those with compromised immune systems.
Mold spores are naturally present; however, under certain conditions, such as sustained high levels of moisture, mold colonies can develop, resulting in property damage and causing health problems to building occupants. The presence of mold can often be an indicator of a far bigger problem. Without addressing the source of the moisture, you will not be able to permanently eliminate the mold growth.
J2’s Certified Building Science Thermographers may utilize tools such as borescopes to view the conditions within wall cavities, duct work, or ceilings, to determine the extent of mold growth in these areas which are typically hard to access. Visual assessment is an important step in determining whether sampling (air or material sampling) is needed.
We can conduct air quality and/or surface sampling of materials to verify the presence (or absence) of mold. Interior and exterior air samples are taken and the results are compared for their relative levels of mold. This identifies areas with unusually high levels of organic growth. Bulk and surface sampling can also be performed on a variety of different materials, with or without air sampling. For bulk sampling, a small section of material (carpet, drywall, wood trim, etc.) is removed from the affected area, and sent to the lab for analysis. Surface sampling consists of swabbing the affected surface with a sterile swab or by stripping the surface with a clear tape. The samples are then submitted to an independent lab for analysis.
J2’s certified mold inspectors and assessors are able to provide professional mold remediation protocols for the affected areas, recommend remediation contractors, and provide monitoring and oversight during the repairs. We are also able to provide clearance testing, and the related documentation that the mold growth has been successfully remediated and is within acceptable levels.
