Property Condition Assessments

Property conditions assessments (PCA's) investigates and evaluates the systems of a building including exterior envelope, roof, mechanical systems, and other building components including infrastructure. Each component is reviewed, photographed, and cataloged for future use. These are most useful in purchase and sale situations, ownership transfers, REO's, highest and best use reviews, risk management, and maintenance programs. PCA's can also include a financial review of probable costs for repairs that may be required for update, maintenance, or code compliance items. Our PCA reports comply with ASTM 2018 and can be modified to meet your project's requirements.

REO Management

Real Estate Owned (REO) properties require responsive action and ongoing monitoring to preserve the property and maximize the return on sale. Our property securing techniques include changing the locks all the way up to site fencing and installation of video monitoring if necessary. Next we contract all maintenance and repair, including winterization and grounds maintenance maintain the existing property. If the project needs completion or a "cosmetic makeover" our design department will finalize details and suggest cost conscious upgrades to maximize resale value and minimize time on market. In most cases it makes the most financial sense to finish the project to increase resale value. Project Monitoring and Funds Disbursement

Lenders on new construction, SBA loans, or rehabilitative construction require construction draw payment inspections. Prior to releasing payment or draw requests J2 will provide a thorough inspection of the project including an analysis of fund tracking and disbursements. This significantly reduces the lender's risk and controls the cash flow of a project.

Constructability Analysis

Prior to funding, J2 reviews construction documents, plans, and specifications to ensure a projects success both financially as well as practically. We review the contractor's licenses, insurance, permits, and can provide contract review as well to determine if they are appropriate for the project. The proposed budget is then reviewed to the project documents to verify the job's success prior to commencement. J2 not only reviews and monitors but can also provide the team with advanced design and construction management oversight for unforeseen issues.
